Marketing Service

We recognise that many Owners may wish to manage their own lease and not require a full management service. However for many the biggest challenge is in finding that Tenant to rent their property.
Via our own website we are happy to offer a marketing assistance service where we can advertise and provide details on your property. In this way more people have an opportunity to view and consider your property.
 
The charge for this service is very reasonable compared to what you may pay to advertise, even in a local paper.
 
Charges -
  •  An initial £ 100 advertising fee is payable on placement of your property photo and details in this website - this is secured until your property is leased (up to a maximum of 3 months)
  • A further £ 100 completion fee once a suitable Tenant has been found  
  • Should no Tenant be found after 3 months then the completion fee will not be charged.
Remember, every week that you lose out on occupancy is potential income lost to you. Don't struggle to find that Tenant. Let us assist you with this very simple but cost effective service.

Absence and 'Vacancy' Service

We offer this service to all Owners and Tenants who are unable to personally look after their property due to periods of absence or non-occupancy. 

Most owners will find that their insurance cover for the property may be compromised if the property is not inhabited or visited on a regular basis.  Our service therefore includes a weekly visit to the property when the following will be undertaken -

  • Check that the property is secure and that there has been no breach.
  • Check that there are no maintenance problems within the property.
  • Remove all junk mail.
  • Take meter readings and where necessary inform the utility companies
  • Pay correct utility bills on behalf of the Landlord (where funds have been made available)
  • Manage Council Tax and pay any demands on behalf of Landlord (where funds have been made available)

Landlord Registration

Recently introduced legislation now means that all landlords must register as such with the local authority for their respective property. There is an annual fee for this which is paid direct by the landlord to the local authority.

As agent we can, if desired, take care of this on your behalf and offer you peace of mind without the worry of renewal dates etc.

As with most property arrangements, home insurance is always an important factor to consider when protecting your property and/or contents.
